Snow removal built around seasonal agreements
Snow in the South Metro doesn’t come on a schedule. Some years it’s steady 2-inch snowfalls from November on. Other years it’s a dry December followed by back-to-back storms in March. A seasonal agreement is the only way to know ahead of time that your driveway gets cleared and what it will cost.
When you sign a seasonal agreement with Summit, your property goes on our route. We watch the forecast, measure accumulation, and dispatch at your trigger depth. You don’t call, text or wait in a queue behind people who did.
Choosing a trigger: 1 inch or 2 inches
The 2-inch trigger is our standard residential plan. It covers the snowfalls that actually get in the way of your car, and it’s the better value for most driveways.
The 1-inch trigger suits homes with steep driveways, heavy morning traffic or anyone who doesn’t want to walk through slush. Light snow on a sloped Eagan or Inver Grove Heights driveway packs into ice fast. The 1-inch plan keeps that from happening.
Walks, steps and the garage apron
The seasonal walks add-on covers the front walk, steps and the concrete in front of the garage door, which are the spots where people actually slip. Ice melt is applied after a visit when conditions call for it and billed per application.
Commercial and multi-property snow removal
For businesses, churches, townhome associations and property managers, we clear lots with plow trucks and use a skid steer to stack snow and reach tight corners and islands. Commercial work can be billed hourly or set up as a seasonal agreement with defined service windows. Multiple properties are quoted together.
Snow Removal questions
When does snow trigger a plow visit?
It depends on the trigger in your agreement. On a 2-inch trigger we plow once 2 inches have accumulated at your property. On a 1-inch trigger we come out for smaller snowfalls as well. During a long storm we usually plow once the snow stops, so you aren't paying for a pass that gets covered again an hour later. Heavy storms can bring an extra visit, and your agreement spells out how those are handled.
What does a seasonal snow contract cover?
It covers every plow visit your trigger calls for from November 1 through March 31, for one fixed price. The Twin Cities average around 50 inches of snow a winter, and some winters bring a lot more. The contract takes that variability off your plate. Walks, steps, garage aprons and ice melt can be added when you sign up.
When should I sign up for snow removal?
September and October. We build routes before the first measurable snow, which usually lands in November. Signing up early gets you a spot on the route and time for edge stakes to go in before the ground freezes. After routes fill, we take new seasonal customers only where they fit.
Why a seasonal contract instead of paying per push?
You get priority and a predictable cost. Seasonal customers are the route, so they're cleared first and automatically after every qualifying snowfall. Per-push customers are scheduled as capacity allows, and in a heavy winter the per-visit total often ends up higher than the seasonal price.
Will ice melt damage my concrete?
It can. Freeze-thaw is what really damages concrete, because water gets into the surface, freezes and expands. Some ice melts make that worse. Concrete poured within the last year is especially vulnerable and shouldn't get deicer its first winter. Tell us about new concrete or pavers when you sign up and we'll adjust what we apply.
What happens when we get 8 inches or more?
Big storms take more passes and more time, so storms of 8 inches or more carry an additional charge on per-push service. Seasonal agreements spell out exactly how large storms are handled before winter starts, so there are no surprises mid-storm.
Do you plow commercial parking lots?
Yes. We clear commercial and multi-unit lots across the South Metro with plow trucks and a skid steer for stacking snow and working tight areas. Commercial work is billed hourly with a 2-hour minimum per job, or quoted as a seasonal agreement for properties that need guaranteed service.
